What Do We Look For On Our Inspections?

1. On-site factors

• Review neighborhood for similar problems
• Area history of problem
• Ravines/Ditches filled in
• Inconsistent terrain
• Proper drainage
• Location of trees near foundation.
• Sink holes after heavy reains
• Trees on slopes.

 

2. Exterior Inspections

• We use laser level to check to see if mortar joints are level.

• Check doors/windows for proper operation.

• Check doors for signs of previous adjustment (locks strike plates adjusted)

• Check all masonry for cracks.

• Chimneys leaning or separating from house

• Additions pulling away from house.

• Trim pulling away from house

• Excessive caulking around windows.

 

 

3. Interior Inspections:

• Cracks in drywall

• Uneven gaps in windows/door frames

• Multiple nail pops

• Kitchen cabinets pulling away from walls/ceiling, uneven countertop.

• Uneven floors

• Molding not touching floor

• Floor cracks.

 

 

4. Crawl Space Inspections:

• Leaning piers

• Piers not touching joist

• Added shims to piers

• Added supports

• Rotted joist/sill plates

• Excessive moisture

• Cracks in walls/footing

 

 

 

REMEMBER:

• Symptoms typically change with weather conditions!

• Be aware of even the smallest cracks - Movement

• Document your findings - we are only looking at a snapshot in time.
